This is often misunderstood.

What ARE closing costs ??
They are costs that a buyer is expected to cover in a purchase scenario in order to close the transaction.

What are closing costs made up of?
➡️ Legal Costs
➡️ Land Transfer Tax
➡️ Appraisal Fee
➡️ Home Inspection Fee
➡️ Title Insurance
➡️ Property Tax Adjustments
** these are just the typical ones

Most lenders policy states that any borrower needs to have 1.5% of the purchase price on hand toward closing costs.

The one that is most overlooked initially by First Time Buyers is the LAND TRANSFER TAX. Many people automatically think because they are a first time buyer they are exempt …

NOT ALWAYS THE CASE 🔍

In BC, First Time Buyers are only fully
exempt up to a maximum purchase price of $500,000.

Closing costs are In ADDITION TO your down payment. If you have an overall figure for example of $50,000 saved you need to work backwards and deduct your closing cost amount from that figure and the balance becomes your down payment.

The math in all of this doesn’t need to be difficult it just needs to be clear and in black-and-white.
